Milton Home Prices Jump 7.5% to $1.05 Million in January 2026


Milton’s housing market saw a notable jump in January 2026, with the average home price reaching $1.05 million, according to the Toronto Regional Real Estate Board. That’s an increase of 7.5 per cent ($73,062) from December 2025 and 0.8 per cent ($7,897) compared to January 2025.

A total of 82 homes were sold, spending an average of 39 days on the market, while 334 active listings were recorded at month’s end. Year-over-year, sales declined 29.3 per cent, and active listings fell 10.7 per cent, highlighting tighter market conditions.

Detached homes led the market with an average price of $1.28 million, up 5.6 per cent month-over-month, but down 4.7 per cent year-over-year. There were 40 detached sales, averaging 42 days on the market, with 155 active listings.

Semi-detached homes averaged $963,333, rising 9 per cent from December, though prices were 5.5 per cent lower than last year. The segment saw nine sales, an average of 37 days on the market, and 17 active listings.

Attached homes averaged $847,768, up 1.9 per cent month-over-month, but down 6.6 per cent year-over-year. There were 25 sales, with homes spending about 31 days on the market, and 58 active listings.

Townhouse-style condos continued to show strength, averaging $669,000, up 3.7 per cent from December and 3.6 per cent year-over-year. Only two sales were recorded, with 29 active listings.

In contrast, apartment-style condos saw a sharp decline, averaging $484,500, down 19.2 per cent month-over-month and 25.5 per cent year-over-year. The segment recorded five sales, averaging 66 days on the market, with 72 active listings.

Looking long-term, Milton’s real estate market has grown significantly. Since January 2016, the average sale price for all homes and condos in Milton has increased by 70.9 per cent, with substantial gains across all housing types.
