Milton Housing Market Sees Price Drop in August 2025

The average home price in Milton fell to $964,086 in August 2025, according to the Toronto Regional Real Estate Board (TRREB). That represents a 5.8 per cent decline ($59,248) from July and a 9.4 per cent drop ($100,374) compared to August 2024.

A total of 132 homes were sold last month, taking an average of 28 days on the market, while 612 active listings were recorded at month’s end. Year-over-year, sales were up 0.8 per cent, while active listings jumped 38.1 per cent.

  • Detached houses averaged $1.23 million, down 1.3 per cent ($16,356) from July and 6.6 per cent ($87,210) from last year. There were 55 detached sales, with homes spending an average of 28 days on the market, and 330 active listings.

  • Semi-detached houses averaged $943,000, a 4 per cent drop ($39,123) from July and 6.6 per cent lower ($67,176) year-over-year. Just seven semi-detached homes sold, averaging 41 days on the market, with 42 active listings.

  • Attached houses averaged $830,106, down 1.4 per cent ($11,876) month-over-month and 6.9 per cent ($61,075) compared to August 2024. There were 51 attached sales, with an average of 25 days on the market and 99 active listings.

  • Townhouse-style condos averaged $625,000, falling 4.2 per cent ($27,500) from July and 14.5 per cent ($105,875) from last year. Only four sales were recorded, with homes averaging 28 days on the market and 28 active listings.

  • Apartment-style condos averaged $555,327, down 5.1 per cent ($29,761) month-over-month and 10 per cent ($61,711) year-over-year. There were 15 sales, averaging 31 days on the market, with 105 active listings.

Despite the recent declines, Milton’s long-term housing growth remains strong. Compared to August 2015, average prices across all home types have risen 75.1 per cent, with gains of $552,504 for detached homes, $439,463 for semis, $374,634 for attached houses, $119,633 for townhouse condos, and $251,395 for apartment-style condos.
