Former Salvation Army Church Site Considered for New Milton Transit Terminal


A former Salvation Army community church may soon be used as a transportation terminal if a proposed zoning change is approved by council.

The plan is for a 4.99-acre property at 8465 Boston Church Road, south of James Snow Parkway. The existing church building would stay and be used as office space. The back of the property would be used for truck and trailer parking.

The property owner, AR Land Holdings Inc., has asked the Town to change the zoning to a special M2 industrial zone so the site can operate as a transportation terminal. No changes are planned to the outside of the building.

A representative told council that the land was once owned by the Salvation Army and was later bought by their client, who already runs a trucking business on the nearby property.

Early plans show space for up to 75 trailers at the back of the site and parking for about 40 to 45 vehicles. More than 15 per cent of the land would stay as green space, which is more than the Town requires. The layout is still being reviewed with Town staff to make sure trucks can move in and out safely.

Some special zoning rules are being requested, such as allowing an emergency generator in the front yard and keeping the building coverage lower than normal. The current building only covers 4.8 per cent of the property, and there are no plans to build more structures at this time.

The representative said the goal is to make the property match the Town’s Official Plan and fit in with nearby lands, which are mostly already zoned for industrial use.

Town staff will review the proposal and are expected to bring recommendations back to council at a later date.
