Designing a modern development in Milton takes careful planning and collaboration between architects, designers, town planners, and future residents. The process from buying land to people moving in often involves challenges and compromises.
However, for The Laurels, a new Mattamy development on Regional Road 25, north of Britannia Road, these issues have been resolved. After several public meetings and consultations over the past two years, the project, previously called Framgard, is moving forward.
The development will eventually feature seven or eight buildings and 1,700 units, depending on a land purchase. The first building is expected to start construction early next year. Mattamy plans to build one building at a time, waiting until 60% of the units are sold before starting the next one. They aim to complete the project quickly to avoid prolonged construction.
Mattamy is focused on making the project environmentally friendly. They are committed to sustainability by improving energy efficiency, using geothermal systems for heating and cooling, and incorporating air quality measures.
“Sustainability is a key priority,” said Quinn Samardzic, director of sales and marketing. “We’re sharing everything we learn about eco-friendly building practices with others.”
One example is the geothermal system, which uses underground fluid to regulate temperatures. The technology, widely used in Europe, is gaining popularity in Canada.
The development will also blend with the surrounding natural landscape, including the escarpment. Public feedback about the lack of green spaces and the height of the buildings led Mattamy to adjust their plans. They ensured the buildings are closer to major roads, allowing for more space and a promenade behind them.
Additionally, the project will include 10,000 square feet of retail space, with half being part of the first building.
“We want to create a vibrant, natural area and a livable community,” Schnarr explained.
